There are a number of questions that are often asked of the Community Association by members of our community.  To save you time and trouble, we've collected the answers to these questions and put them here for your convenience.  If you can't find the answer to your question here, please feel free to contact one of the Community Association's officers on the Contact Us  page.

A: Everyone has seen how winter weather can wreak havoc in neighborhoods. The City of Bellevue has one number to call, for winter woes such as flooded roadways, clogged catch basins, trees down in rights-of-way, potholes, erosion,

damaged street signs or other types of storm damage to public property.  The number is 452-7840.


 
    Q: We are thinking about repainting our home. What steps do we need to take to be in compliance with the CC&R’s?
A: Whether you are repainting your home to the same color or choosing a new one, you may want to purchase a pint of paint, and try it on the side of your home.  In addition please submit a paint chip(s) along with a check for $50.00 to the Design Review Board (DRB).  This includes the colors for the body, trim and doors.  The DRB then reviews the selection on the third Wednesday of each month. Please submit by noon on Monday of that week.
 

 
 
A:  If the trees are on your property you may trim them back. If they are on your neighbors property you will need to work out an agreement with your neighbor. If the trees are on a Native Growth Protection Area (NGPA) contact the City of Bellevue. If the trees are in a Landscape Buffer Area (LBA), you will need to follow the instructions outlined in the official LCA Policy Regarding Landscape Buffer Areas (LBA's) and Tree Removal (Adobe PDF format) document which describes the procedure for review and implementation of requests to modify Landscape Buffer Areas.
 

 
Q: What is the official Parking Policy of the our Community Association? 
 
A: The following is the policy that has been in place in our CC&R’s since the community was formed: 
 
        Lakemont Community Association Rules and Regulations Regarding Parking of Vehicles on Streets:
 
  “Except in cases of emergency, no motor vehicles of any kind shall be parked on any street located within Lakemont. Owners shall be responsible for ensuring that their motor vehicles and those of other occupants or their guests are parked only on the driveways or in the garages located on the owner’s lot”. In the case of an owner’s repeated violations of these rules and regulations, the Association may levy a fine against such owner in the amount of $50.00 per occurrence, subject to increase from time time, at the discretion of the Board.”

A:   It is nearly impossible for the parking patrol to know whether or not a car is a guest of yours or not. Submit a request for appeal explaining your situation to our Property Manager,  Gary DeBoer.  Also if you have guests late in the evening encourage them to park in your driveway.


Q: We are remodeling our home. Our contractors need to temporarily park their vehicles in the street while this is 

       going on.  Do we need the board’s approval to do so?

A: Yes.  Again, notify our Property Manager: Gary DeBoer of your situation and how long your vehicles will be on the street.
